Living close to nature with plenty of space

Located in the north of the DIAMALTPARK district and in the immediate vicinity of Josefs Höfe, the DREIHEIT residential complex offers 121 rental flats in total, ten of which are funded by the München Modell Miete (MMM) housing programme.

The seven residential buildings have a ground and four upper floors, the fourth floor of the two blocks designed in penthouse style. A communal underground car park can be accessed by a driveway at Haus 6. Entrances and exits are integrated into the respective stairwells.

The roof garden offers a panoramic view of the DIAMALTPARK and while the L-shape of the building encloses the spacious green inner courtyard, whose family-friendly design offers relaxation, fun, and exercise in a protected environment.

You can run your errands conveniently on the way home as supermarkets and drug stores are conveniently located between DIAMALTPARK and the Allach S-Bahn (suburban railway) station, which is just an 8 minutes’ walk away – from there you can take the S 2 to get to the Munich Central Station in 15 minutes or to Marienplatz in 18 minutes.

Those who prefer to drive to Munich city centre by car can reach the BAB 99 motorway junction in just five minutes or go via Ludwigsfelder Straße to reach Dachauer Straße, which gives fast access to the centre.

The apartments are completed with a small hallway offering storage space and a shower room. Whether you choose the ground floor or one of the four upper floors – there are a total of 50 2- to 2,5-room apartments available, sizes ranging between 40–88 square metres.

3- to 3.5-room-apartments


The well thought-out floor plans and functional room layout make the 3- to 3,5-room apartments at Dreiheit ideal for young families and discerning couples alike, because the third room can be used as a children’s room, a guest room, a home office, or a hobby room. And while the generally spacious living area invites you to spend time together, cook, eat, and relax, the bedroom offers snug privacy. The apartments are completed with a hallway, storage space, and shower room, and the spacious loggia expands the space even more with another room for customised design. Whether you choose the ground floor or one of the four upper floors – there are a total of 52 3- to 3,5-room apartments available, sizes ranging between 64–103 square metres.

Yes, there is a minimum rental period of 12 months. After that, the lease can be terminated with a 3 months notice period.

The deposit to be paid in three net rents (the net „cold“ rent plus utilities can be found in the rental agreement). There are no processing or agency fees.

Yes, the lease contract includes an index-linked rent. The rent is determined by the price index for the living expenses of all private households in Germany, which is determined by the Federal Statistical Office.

The deposit needs to be transferred to the landlord’s secure account according to § 551 Paragraph 2 BGB.

Each apartment also its own cellar compartment.

The buidling is connected by the provider SYNVIA media GmbH (https://www.synvia.de)

The keeping of pets has to be checked case by case and requires the approval by the landlord an a side letter to the lease contract.

The team of Müller Merkle Immobilien Berlin GmbH is in charge of the letting. From the signing of the lease and already for the handover of the residential units, the property management is responsible. The contact details will be provided when the lease is signed.
